Frequently asked questions
How much will this cost me?+
There is no cost to join the program. We're paid by our builder and developer partners once you buy your home. On the buy side, third-party services (credit repair, DPA applications, etc.) may have their own fees — we always show these to you up front, only when they help you reach the finish line.
How fast am I required to buy a home?+
There is no time requirement on the Buy program. We work with you until the job is done — as long as you remain committed. The rent-to-own program has a defined lease term (typically 1–3 years) which we agree on at the start.
What areas do you serve?+
We're focused on Florida — Tampa, Orlando, Jacksonville, Miami, Fort Myers, Fort Lauderdale, and every metro in between. See our Florida page for the full list.
What's the difference between lease-option and lease-purchase?+
Lease-option gives you the right (not the obligation) to buy at the end of the lease. Lease-purchase commits you to buy at the end of the term. Lease-purchase usually comes with larger rent credits and better incentives; lease-option gives you more flexibility.
What happens to my rent credits if I don't buy?+
On a lease-option, rent credits are forfeited if you choose not to exercise the option. Any non-refundable option fee is also retained by the seller. We spell out every dollar in your agreement before you sign.
Do I need great credit to join?+
No. Our Buy program actively helps buyers with credit gaps get to loan-ready. The rent-to-own program is specifically designed for buyers who aren't quite there yet on credit or savings.
I already have a realtor — will this program still work for me?+
In most cases, no. The benefits of the program are delivered through our assigned agents, who negotiate directly with our builder network. If your current realtor is going above and beyond, don't ruin a good thing. If not, feel free to sign up.
Are the homes actually new construction?+
Yes. Every home in both programs is new construction from a vetted Florida builder — never previously lived in.
